Is This Company Any Good? — A Live Valuation Workshop

Is This Company Any Good? — A Live Valuation Workshop

Fri, Jun 12, 8:00 AM
From Sydney Money Club
4.8

## Is This Company Any Good? — A Live Valuation Workshop Think of a company you’d like to understand better. Once you RSVP, please nominate one company in the comments. I’ll choose one from the nominations before the event and walk through how I would analyse it step by step. In plain English, we’ll look at the business model, financial statements, profitability, cash flow, debt, valuation and key risks — with the aim of learning how to think clearly about whether a business is high quality or not. This is an educational workshop only. It is not personal financial advice, and we won’t be making buy/sell/hold recommendations. The goal is to learn the process of business analysis so you can think more clearly about businesses and investing. All levels of experience are welcome. ## After the workshop: drinks and open discussion After the company analysis, we’ll stick around for drinks and a relaxed discussion about investing, personal finance and getting ahead financially. Bring whatever questions or topics are on your mind — how to start investing, the big tax changes, property versus shares, ETFs, super, budgeting, risk, or anything else finance-related. The aim is to create a friendly group of like-minded people who want to learn, share ideas and make better long-term decisions with money. **Cost:** $10 cash or PayID on the day.

Strata Subd. Tips that add profit! (Southwell Subd. Strata) + Duplex (Terry)

Strata Subd. Tips that add profit! (Southwell Subd. Strata) + Duplex (Terry)

From Property Developer Network (Sydney)

**\*\*\*RSVP PROCESS - CRITICAL INFO\*\*\*** Please be aware, we don't use the Meetup website to take RSVPs, so you will need to register on this link to lock in your place (bookings essential) - [https://propdev.info/uMvs](https://propdev.info/uMvs) We run events most weekends around Australia so you can attend either physically in your local area, or live-stream to any event around the country. **In-Person:** 1:30pm (Sydney time) to 'Mingle With The Expert' **Virtual:** 2pm (Sydney time) 𝗜𝗡𝗧𝗥𝗢𝗗𝗨𝗖𝗜𝗡𝗚 𝗧𝗛𝗘 𝗜𝗡𝗗𝗨𝗦𝗧𝗥𝗬 𝗘𝗫𝗣𝗘𝗥𝗧: *Strata Subdivision Tips that add profit! Southwell Subdivision Strata (Dean Deghan - Khalaji)* Are You Letting Strata Delays Kill Your Profits? You’ve secured the site. The numbers stack. The project is moving forward… Then titles get delayed. Settlement dates slip. Holding costs start climbing. And what should’ve been a smooth run to completion turns into frustration, rework, and cashflow pressure. Your build might be finished… But without titles, you don’t get paid. Here’s the truth: “The risk of losing money on the build is real. But what catches most developers off guard is the holding cost that keeps accumulating after construction while you wait for titles to register. Strata subdivision isn't a simple end-stage task. When it's not planned from day one, that settlement window drags out. And that's where margins get eaten.” That’s why you need to hear from D**ean Deghan - Khalaji** from **Southwell Subdivision Strata**. In this session, you’ll discover: • Where strata delays actually happen (and why they catch developers out) • How poor timing and coordination create unnecessary rework • The hidden costs of leaving strata too late • How to better sequence your approvals and consultant team • A smarter approach using a Strata CDC to help fast-track your titles And most importantly… How to structure your project upfront so you can reduce delays and get paid faster. Don’t miss this session! It could be the difference between a project that settles on time… and one that drags on for months. 𝗜𝗡𝗧𝗥𝗢𝗗𝗨𝗖𝗜𝗡𝗚 𝗧𝗛𝗘 𝗥𝗘𝗔𝗟 𝗗𝗘𝗔𝗟: *Duplex (Terry Cui)* *660m2,R2, South Coast, New South Wales* Duplex Deal. Perfect Timing. Hard Lessons. You’ve found a duplex site at the right price. The market is soft. Competition disappears. The numbers stack up. Everything looks like an easy win… until the real development journey begins. Finance drags on. Builder expectations become difficult to manage. Design decisions that looked good on paper create unexpected construction challenges. If you’ve ever experienced a project that tested you at every stage, you’re not alone. That’s exactly what **Terry Cui** faced on this duplex development. The difference? He made key decisions at the right time that protected the profitability of the deal. Terry secured the site when the market was down and was the only bidder. He also timed the sales perfectly, with both duplex contracts exchanged unconditionally before market conditions shifted. In this session, Terry will walk you through: • Buying well when the market slows down • Timing your sales strategy before conditions change • Managing the realities of working with a new builder • Lessons from lengthy construction finance delays • Keeping construction finishes on budget without overspending • Design mistakes that created unnecessary challenges A genuine Real Deal presentation covering both the wins and the lessons from a real duplex development. Practical. Honest. Focused on real-world outcomes. Don’t miss this Real Deal session. ***Join us for this event and progress your property journey forward in our very unique Mastermind process!*** See you all soon!
